These Booking Terms & Conditions apply to direct reservations for Casa do Caminho Velho made through the Native Souls website or directly with Native Souls Lda. By completing a reservation, the lead guest confirms acceptance of these terms, the Cancellation Policy shown during booking, and the House Rules.
1. Operator and accommodation

The property may be used only for temporary holiday accommodation by the guests included in the reservation.
2. Reservations
A reservation is confirmed when the required initial payment has been received successfully and Native Souls has issued a booking confirmation.
The person making the reservation must be at least 18 years old and is responsible for the accuracy of the booking information, payment of all amounts due, and compliance by every guest with these terms and the House Rules.
The number of overnight guests must not exceed the number stated in the reservation or the maximum occupancy of 9. Any change must be requested and approved before arrival.
3. Prices
The total accommodation price and any mandatory charges are displayed before the reservation is completed. Optional services and any charge for an approved pet will be communicated before they are added.
Discounts, promotional rates and long-stay rates apply only under the conditions shown at the time of booking and cannot normally be applied retrospectively.
4. Payment
For reservations made more than 30 days before arrival, 50% of the total booking amount is due at the time of booking. The remaining 50% is due 30 days before arrival and will be charged to the card used for the reservation, in accordance with the payment terms accepted at the time of booking.
For reservations made 30 days or less before arrival, the full booking amount is due at the time of booking. An initial 50% payment will be collected when the reservation is made and the remaining 50% will subsequently be charged to the same card.
If a scheduled payment cannot be processed, Native Souls will make reasonable efforts to contact the guest. Failure to pay an amount by its due date may result in cancellation of the reservation in accordance with these Booking Terms.
Direct online payments are processed securely through Stripe. The charge may appear as NATIVE SOULS on the card statement.
5. Cancellation by the guest
Cancellation conditions are calculated by reference to the scheduled check-in date:
More than 60 days before arrival: 100% of amounts paid will be refunded.
From 60 days to 30 days before arrival: 25% of the total booking amount will be retained. Any amount paid above that amount will be refunded.
Less than 30 days before arrival: the reservation is non-refundable and 100% of the booking amount remains payable.
No-show or early departure: no refund will be provided for unused nights.
Cancellations must be sent in writing to hello@nativesouls.org. Any refund due will be returned, where practicable, to the original payment method. Payment-provider and banking processing times may affect when it appears.
There is no additional refund based on whether cancelled nights are later resold.
Because the accommodation contract provides for specific stay dates, the general 14-day right of withdrawal for distance contracts does not apply to the reservation, subject to mandatory law.
6. Changes to a reservation
Requests to change dates, guest numbers or other material booking details are subject to availability and written approval by Native Souls. A change may result in a different price. If a request cannot be accommodated, the original reservation and cancellation conditions continue to apply.
7. Long stays
For stays of 30 nights or more, specific payment, cancellation, deposit or stay conditions may apply. Any different conditions will be communicated clearly before confirmation and will take precedence over the corresponding provisions in these standard terms.
8. Check-in and check-out
Check-in: from 17:00.
Check-out: by 10:00.
Early check-in and late check-out are subject to availability and prior agreement. Guests must follow the arrival, access and departure instructions provided by Native Souls.
9. Guests, visitors and permitted use
Only registered guests included in the reservation may stay overnight. Visitors may not stay overnight without prior approval.
The property may not be used for parties, events, commercial activities, photo or film productions, or gatherings involving people other than registered guests without prior written approval from Native Souls.
10. Children and swimming pool
Children are welcome. The property includes a swimming pool, and children must be supervised by a responsible adult at all times when using or near the pool.
Guests are responsible for assessing whether the property and its facilities are suitable for the children in their party and for providing appropriate supervision throughout the stay.
11. Pets
Pets may be accepted only upon prior request and written approval by Native Souls. An additional cleaning fee applies and will be communicated before approval.
Guests are responsible for their pets and for any damage, exceptional cleaning, nuisance or disturbance caused by them.
12. Care of the property and damage
Guests must treat the house, contents, equipment, pool and outdoor areas with reasonable care and report damage, breakage or malfunction as soon as reasonably possible.
Normal wear and tear is not charged. Guests may be responsible for the reasonable cost of repair, replacement or exceptional cleaning where loss or damage results from deliberate action, negligence, misuse or breach of the House Rules. Native Souls will provide reasonable information supporting any additional charge.
13. House Rules and neighbours
Guests must comply with the House Rules and respect neighbours and the surrounding community. Excessive noise, disruptive behaviour, illegal activity, unsafe conduct or a serious or repeated breach may result in Native Souls requiring the conduct to stop and, in serious circumstances, terminating the stay.
If a stay is terminated because of a serious breach attributable to a guest, unused nights may be non-refundable, subject to applicable law.
14. Smoking
Smoking and vaping are not permitted inside the house. Smoking is permitted only in appropriate outdoor areas, and cigarettes must be disposed of safely and responsibly.
15. Guest information
Guests must provide accurate information reasonably required to manage the reservation and comply with legal or regulatory duties. Where identification or guest-registration details are legally required, guests agree to provide them within the requested timeframe.
16. Circumstances beyond our reasonable control
Native Souls will take reasonable steps to provide the accommodation as booked. Events outside our reasonable control may occasionally affect availability or safe use, including serious utility failures, natural events, government restrictions or other exceptional circumstances that could not reasonably have been prevented.
If such an event makes it impossible to provide the booked accommodation, we will contact the guest as soon as reasonably possible and seek an appropriate solution in accordance with applicable law. Nothing in these terms limits rights or remedies that cannot legally be excluded.
17. Liability
Native Souls is responsible for providing the accommodation and services in accordance with applicable Portuguese law. Guests remain responsible for their personal belongings and should take reasonable precautions to secure valuables.
Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, fraud, wilful misconduct, or any consumer right or liability that cannot lawfully be excluded or limited.
18. Travel insurance
Guests are encouraged to obtain appropriate travel insurance covering cancellation, trip interruption, illness, accident and other unforeseen events. A guest’s inability to travel does not by itself alter the Cancellation Policy.
19. Privacy and payment processing
Personal data connected with a reservation is processed in accordance with the Native Souls Privacy Policy and applicable data-protection law. Direct-booking and payment services involve third-party technology and payment providers, including Smoobu and Stripe.
20. Legal and insurance information
Casa do Caminho Velho is registered as Local Accommodation under number 162560/AL.
Native Souls maintains the civil-liability insurance required for the accommodation activity. Policy / membership number: 00841025022000000.
21. Applicable law
These terms and direct reservations for Casa do Caminho Velho are governed by Portuguese law. Nothing in these terms affects mandatory consumer rights available under Portuguese or European Union law.
